Tenant lease status:

Apt #1 – Rent $600 month. The tenant moved in April 1, 2021, with a 1-year lease (ends March 31st, 2022.)

Apt #2 – Rent $500 month. Leased to Paloma Dairy on 6/2007. Will need repairs and paint when they move out. Rent always paid on time. Currently month to month.

Apt #3 – Rent $525 month. The tenant has been there since 4/14. The lease was recently extended to April 30, 2022.

Apt #4 – Rent $575 month. The tenant moved in 11/2020. Currently month to month. Works for the school and will be here until at least June of 2022. Always pays on time.

Apt #5 – Rent $500 month. Tenant moved in 5/09. Currently month to month. Always pays on time.

Apt #6 – Rent $575 month (currently pays $50 extra per  month for having a cat – total rent $625). Moved in 8/17. Currently month to month.

Apt #7 – Rent $575 month. Leased to Paloma Dairy since 12/2019. Currently month to month.

Apt #8 – Rent $525 month. Tenant moved in 2/16. Currently month to month.

I usually raise rents when tenants move out. The current new rate is $600.

Conditions of rentals:

#1 – was painted this year. I do not know the age of the AC.

#2 – has not had any major repairs since 2007. It is in fair condition. New Air Handler installed 7/18. I do not know the age of the AC. AC compressor replaced 2016.

#3 – will need to carpet and paint when the tenant moves out. AC was replaced by Tim Viens about 7-8 years ago? I did not initiate the replacement. Tim worked directly with Earl (?) for the repairs. I did not pay Tim directly.

#7 – AC Condenser fan motor replaced 8/20. AC Indoor motor blower replaced 8/18. I believe this AC was replaced in 2015. Payment would have been made by Gatlin Ranch.

#8 – AC compressor replaced 8/20. AC outside fan motor replaced 8/16.

Termite treatment was done for 510 N Scott Ave in 2015.
